7 bed Commercial Property

Wincheap, Canterbury

Set within a short walk to the city centre, this versatile six bedroom house has been a very successful guest house for the past 30 years but certainly would offer a fantastic family home. The accommodation is set over three floors plus a basement offering storage and laundry facilities. The accommodation in brief comprises six double bedrooms, five with en-suite facilities, a shower room to the top floor, a newly fitted kitchen/diner and a further kitchen/breakfast room. The property has the extra benefit of a one bedroom self-contained flat to the rear of the property with a lounge/diner, bedroom and conservatory with doors opening to the rear garden which is laid mainly to lawn with a seating area. The property benefits from the rarity of off-street parking for numerous vehicles to the side and rear. This fantastic property offers so much potential and should be seen to be appreciated.

The Vendor's View

Probably the longest running guest house by a single owner in Canterbury. For 30 years I have enjoyed entertaining guests from all over the world. Over the last 15 years I have hosted many top folk bands (the over 50 s will probably be familiar with Fairport Convention and Steeleye Span). However, with age creeping up and having cooked some 120,000 eggs, I have decided to retire and change use from a guest house to professional long term lets. I have achieved this by making the guest breakfast room into a newly fitted kitchen/diner and converted the cellar into a laundry room. The flexibility of the accommodation lends itself to a number of possibilities, whether it is a private home, house in multiple occupation, Airbnb or easily reverted back to a successful and profitable guest house. In 2001 I added a self-contained flat to the rear of the property which is totally private and enjoys a log burner in the lounge and conservatory to the rear garden. It also benefits from private parking for up to six cars. Located in the centre of Wincheap, this 1880 s Victorian town house is ideally situated and just a 10 minute walk from the Cathedral and City Centre. To the rear of the property there is a comprehensive retail park, plus the benefit of a Morrisons supermarket and other well-known retail outlets within a 5 minute walk. Wincheap is also within minutes of 2 mainline railway stations, the Marlowe Theatre, Kent County Cricket ground, hospital and two universities. The port of Dover and Eurostar terminal are just a 20 minute drive away.
